On our standard Lease, rent is due on the 1st of every month. Tenants have a 5-day grace period before rent is considered late. On the morning of the 6th day after no rent has been received, we text, email, and then post a 3-day notice to “pay rent or quit.” If no rent for that month has been received by the morning of the 4th day after the pay or quit notice has expired, we can proceed with an Unlawful Detainer eviction (contingent upon courts being opened with no local eviction moratorium in effect). Depending on your management plan, if guarantees are in place, credits will be applied to your account as if the Tenant paid their rent in full…meanwhile and simultaneously, as applicable, we’ll proceed with the Unlawful Detainer for your unit.
Depending on your management plan, if rent is not received and cleared by the first rent distribution (8th-10th), you will receive a payment from Absolute Property Management by the 25th of the same month.
No. In order for the pet to be covered by our Guarantee, pets have to be screened. Therefore, only new residents with pets will be covered by this.
All of our management plans are Full-Service. There are many aspects of property management, ranging from pre-tenant services (advertising the unit for rent, processing applications, scheduling showings, screening applicants, drafting Lease Agreements, conducting walk-throughs, delivering keys), to services which are conducted after tenant placement (collecting rents, disbursing owner payments, coordinating repairs, and many other services aimed at ensuring that tenants are happy and safe. All of this is included in each of our Full-Service management plans. Compliance with Federal Fair Housing laws and local ordinances, including delivery of proper notices in a timely manner, are also among the services included in Full-service property management.
